What’s included in the Booking & Marketing package

 

  • Your short-term rental will be advertised on 30+ partner portals insuring maximum visibility for your rental property.

  • Complete communication with guests before, during and after their departure. We provide additional services to your guests in order to give them the best experience and provide you with the best possible reviews.

  • As your trusted partner, we will ensure that all payments are collected from guests and rental payment made to you either in Kuna or Euro (depending on your preference).

    Advantages of using GOLDEN LEAF PROPERTIES

     

    Dynamic Pricing: We will always ensure that your property is being monitored by our professional analytics staff in order to maximize revenue and keep you in pace with market trends. Your property will be analyzed throughout the year so that we can optimize price, length of stay, cancellation policy, turnover days and last min reservations.
     
    Booking Calendar: You will receive a link to your very own booking calendar which you can use to track guest bookings and close dates that you want for yourself. We will not restrict the number of calendar days that you can close for your personal use.
     
    Don’t worry about VAT: When you receive booking through us, you do not have to register or pay VAT!
     
    Fixed Commission: Golden Leaf takes a fixed 25% commission fee for all bookings, but don’t worry, we cover ALL of your costs with this. We will cover the cost of all OTA commission fees, taxes and credit card fees.
    For example, if your reservation is from booking.com, we will pay 15% commission fee and tax on this reservation. We will also pay any credit card fees if we collect payments. This means that our commission fee for this booking is only 6.5%.
     
    3D Virtual Tour and Photography: As a partner, you will receive the best price (10kn/m2)* if you would like to create a immersive 3D virtual tour of your home and get professional photos. Depending on booking results, you may also be eligible for a free tour. As about how you will become eligible for this service free of charge.

    Guest Services: If your guests have an emergency or need anything during their stay, they will have 24-hour access to our support line where we can provide assistance, give information or make restaurant reservations. We are always hear to help.

     
    Cleaning services: Professional and quality cleaning services

     
    Laundry Services: Professional and laundry services

     
    Guest Registration: Registering your guests via the eVistor registration portal

     
    Check in/out: Personal check in/out services

     
    Security Deposit: We will ensure that damage deposits are secured for each booking.

     
    Purchase of Materials: Purchase of materials needed for guests including toilet paper, soaps, paper towels and similar

     
    Pool Maintenance: We will ensure that you pool is always ready to use for your guests.

     
    Maintenance: We will organize repairs and maintenance to your property and equipment. The owner will be informed about any repairs that need to be performed at the property.

     
    Consulting services: We provide our partners with full consulting services to property owners who want grow their business, extend the tourist season or increase the rental fees that guests pay.

     
    3D Virtual Tour and Photography: We provide all of our Full Property Management partners with a FREE immersive virtual tour of their property and professional photography.

    What is not included in the FULL PROPERTY MANAGEMENT package:

     

    Outdoor Gardening services: Our services will only cover indoor gardens and plants. Any outdoor gardening services can be quoted separately.
     
    Property and Equipment Repairs: We will organize the repair and maintenance of property equipment, but this will be charged separately.
     
    Pool Chemicals and Equipment: Any chemicals we purchase and us will be invoiced separately.
     
    Guest Extras: If you would like to make a special welcome package for your guests, we will organize this without charge, but the actual items that need to be purchased will be charged to you. This includes any welcome packages for guests, food items you want your guests to have when they arrive, fresh flowers and similar.
