Virtual tours can be uploaded directly to Google street view so that you access it directly through google earth. OTA's are beginning to implement this technology so currently it can be integrated into your HomeAway.com and VRBO property adverts. Other then this, it can be used as a link, uploaded to social media and also used on websites that will allow this.
Add links or iFrame to your website, blogs, social media posts and other media channels. Send links to potential guests and let them experience your vacation rental like they were really there.
Depending on if you are a property partner, we charge between 10-20kn per m2 of 3-D scanning. 360° photos are added free of charge and the outdoor area is calculated at -50%. Customers must pay a yearly hosting fee of 10€ to insure their properties stay on-line.
Depending on your partner statues and total project size, discounts can be given.
In order to get maximum exposure, we offer our clients as a minimum a one year contract where we take over the booking of their property. Booking management means that we will take on the responsibility for presenting your property in the best possible way. This includes property inspection; one consultation session regarding the visual improvement of you space; professional photography; a story and text to grab the attention of potential guests; marketing your property on a careful selection of our partner networks; handling all communications with guests; and administration of your booking calendars. Why should you waste your precious free time dealing with websites and a large volume of guest enquiries which may or may not come to a positive conclusion? Let us take over and watch as your bookings increase while you are free to spend your time doing the things that are more important to you.
Anyone can advertise a rental property on pre-existing platforms and do-it-yourself websites, but not everyone can do it well. Renting a vacation property begins with a know-your-market strategy, well positioned advertising and professional communication with your potential guests. Doing these things right not only takes skill, but also time, effort and resources. Although no one can guarantee results, we certainly maximise your chances of achieving them. Our marketing model takes advantage of current global resources and our rental software allows us to use multiple platforms in order to present your property and achieve maximum exposure. We know our market and how to entice potential guests to book your property.
In today’s rental market, it is not enough to have a quality product - "presentation is everything". Professional pictures bring out the best in your property and exploit its full potential. People today do not just browse the internet like they did a few years ago. Today’s internet is a vast network or made up of smart phones, tables and other devises with high resolution screens. Virtually everything that you present is scrutinized by the consumer, and let’s face it, renting your property for the price that you want is like selling any other product - it takes strategic positioning; presentation and execution. Having a great property means nothing if it is not presented well to the consumer.
By advertising through any channel, you will be asked to either pay an upfront fee or give a commission of anywhere between 3%-30%. For this you will receive only a space on their advertising platform and you have to do all the work yourself. Golden Leaf works with the property owner to agree upon a sum that will be acceptable during different periods of the tourism season; we will then increase the amount in order to cover marketing costs and commission. Our company is always taking the bigger risk because we are directly investing in your property. In addition, we provide value added services to your property such as property inspection, consultation on visually improving you space, professional photography, a story to grab the attention of the consumer, and the power of being marketed on all of our partner networks.
The Golden Leaf booking package is our full marketing solutions offering where we will do an extensive overview of your property; work with you in order to prepare it for presentation, bring in our professional photographers in order to take the best possible pictures, write a story about your property; and present it to the world through 3rd party letting sites while administering the entire process.
Yes, our minimum contract length is one year which will give you more than enough time to see if you want to continue working with us.
All existing adverts will be reviewed and optimized in order to attract as many guest to your property as possible. We will also add more adverts to our entire partner network on order to get your property maximum exposure.
Yes, all you need to do is let us know what dates you would like to reserve your property. However, because we are also invested in your property, certain restrictions may apply and details can be discussed on a personal basis.
Owners are welcome to give us input that they think is important or would like to include in the contact that the guests are given.
